Property owners Douglas and Jacqueline Large petitioned for the rezoning. The property is adjacent to the east by two parcels that were rezoned from R-1 to RG in 2015. At that time, the total square footage and frontage did not meet the 1 acre and 300 feet of improved frontage required by ordinance. Rezoning the proposed parcel would bring all three parcels into compliance.
Assistant City Manager and Public Works Director Heath Voneye outlined the rezoning request, noting that the property is surrounded by R-1 single-family homes and an existing RG residential garage lot. This expansion incorporates Lot 5 into the existing RG Zoning District.
If the rezoning is approved, a previous resolution prohibiting access from the North Lake Drive Addition parcel will be amended by the City Council, allowing landowners to gain access from North Lake Drive. This resolution will be taken when the city council issues a building permit. residential garage.
The rezoning process initially required obtaining written consent from most property owners adjacent to the proposed parcel and within 250 feet of the site. Although the applicants were unable to meet the 55% requirement of written consent from adjacent property owners, they appealed to the Planning Commission, which approved the rezoning at its September 5, 2024 meeting. recommended approval.
The motion to approve the rezoning ordinance was filed by City Councilman Mike Danforth and sponsored by City Councilman Kyle Peters. The City Council unanimously voted in favor of the rezoning.
