A new city to compete with the financial district and Gachibowli is also being planned between ORR (Outer Ring Road) and RRR (Regional Ring Road) towards north Hyderabad. Due to these efforts, real estate agents predict that land prices between Mechal and Toupran will skyrocket beyond imagination.
But some real estate agents have issued a warning: “There is now an encroachment by land grabbers that could potentially lead to legal problems and force settlements. Middle-class people who have purchased land in and around Toupran should be warned: “Be extra cautious.” ”
Another real estate agent said, “Between 1999 and early 2000s, middle-class land in Gachibowli and the financial district was expropriated and settled at a tenth of the market price. “It may even be closing in on venture companies.” In Hyderabad, landowners would be wise to build houses on vacant land, install electricity meters, at least pay LRS (Layout Regularization Scheme) and guard their land with security guards. ”
When we asked real estate agents about the current land prices in the Mechal-Tupran area and how much they could rise, we found that land prices currently depend on how secure the land is. It was explained that it ranges from Rs 15,000 to Rs 30,000 per square yard. However, this boom could cause prices to triple within a year.
Another real estate agent advised, “NRIs who have purchased land for various businesses in the area should ensure that their properties are protected as they are at high risk of being encroached upon.”

Amid the tension surrounding Hydra, this news has brought a sense of optimism to residents of north Hyderabad.
