“Our goal is to provide accurate information and ensure that no one misses out on potential tax savings,” said real estate appraiser Bob Enriquez. “The resources we outlined today are designed to ease the burden on property owners recovering from these devastating storms.”
Key property tax relief measures discussed at the meeting included:
Homestead Exemption Protection: Homeowners with storm-damaged land that is uninhabitable can maintain a homestead exemption for up to five years if they intend to repair and reoccupy their home ( FS 196.013). Save on our homes and set a 10% cap on non-homestead properties: Homestead properties have a 3% annual taxable value increase cap, but non-homestead properties and commercial properties have a 10% cap. There is an upper limit of Homeowners may repair or rebuild within these limits without losing protection, as long as the new area does not exceed 10% of the original area (FS 193.155 and FS 193.1554). Commercial Property Relief: Commercial property owners may repair or rebuild damaged structures while maintaining a 10% annual cap on taxable value increases (FS 193.1555). 2024 Property Tax Refund: Homeowners whose property is deemed uninhabitable for 30 days or more in 2024 may be eligible for a pro rata tax refund. The application deadline is March 1, 2025, and forms are available on the HCPA website. Proof of damage will be required and refunds will be processed by the Collector’s Office (FS 197.319).
