Information is collected from public records maintained by the Clark County Circuit Court Clerk, online real estate records through actdatascout.com, and the Arkansas Secretary of State. Arkadelphian includes names of assignees, grantors, transaction prices, and descriptions of available properties, without names being withheld. Real estate prices take into account a variety of factors, including improvements to the home and property, and can be higher than when the seller purchased the property.
Notable in this real estate transaction, although not high on the list in terms of cost, is the purchase of 20 acres on the west bank of the Ouachita River along Open Banks Road. Cardinal Land Holdings, registered to Caddo Paddock developer Derek Franklin, purchased the property on Open Banks Road from Glover Family LLC for $140,070.
The largest purchase in the past two weeks was the sale of a 2,406 SF brick home on Pinnacle Drive in Arkadelphia. John and Kimberly Byrd purchased the home for $339,999. Previous owner Katie Moseley paid $230,000 in 2008.
As we informed our readers in a recently published article, the Arkadelphia Public School District sold the Central Elementary School property to Roger Wingfield for $215,000. This deed is recorded under RK Wing Central LLC.
J&J Arnold Revocable Trust (Jay Arnold and Jessica Arnold) purchased land in Caddo Paddock from Cardinal Land Holdings LLC for $175,000. The Arnolds currently own three lots in Caddo Paddock. It looks like there are still about 5 units in stock.
Belinda Walker purchased a 1,434-SF frame siding home on 0.64 acres in the 200 block of Central Road for $163,500. Previous owners Shari Valentine and Martin Rustall purchased the location in 2016 for $100,000.
Wayne and Tanya Ruble sold a 1,404 SF frame siding home in the 1600 block of Logan Street in Arkadelphia. New owner Devondrea Storey purchased the home for $152,000. The ruble paid $69,000 in 2022.
Amity Hilltop Liquor LLC, registered by Joshua Cantrell, purchased 27.5 acres and a 384 SF cabin on Conine Road south of Lake DeGray for $150,000. Previous owners Jeremy and Margen Allen paid $58,000 for the space in 2022.
Ashley Harvey and John Law bought a 1,568-square-meter mobile home on a three-acre lot on McNab Road in the Old Rome neighborhood south of Okolona for $135,000. The previous owner was Casey McNabb.
Rounding out these real estate transactions is the $131,000 sale of 50.7 acres in the DeGray community. Kirk and Amber Goodrum purchased the property from Mitchell Stewart Griffin Development LLC and paid $1.3 million in May 2024. The LLC is registered to Jake Plyler.
