Understand the properties of A Khata and B Khata
While A-Kata properties are properties with legitimate documents verified by state agencies, B-Kata properties contain unusual documents. B Khata properties often include properties that violate ordinances or buildings constructed without proper approvals.
There are over 600,000 B Khata properties in Bangalore with unauthorized layouts on revenue land. Since 2008, BBMP has stopped issuing A Khatas to properties violating the code and maintained B register, leading to classification of B Khata properties. This B register helped BBMP to collect property tax from B Khata property owners, while B Khata property owners could not secure bank loans or obtain occupancy/completion certificates from BBMP. cannot be used.
Regularization of B Khata properties has been pending in BBMP for several years and many recommendations regarding regularization have been proposed recently. How to get eKhata for real estate in Bangalore
To obtain eKhata, citizens must provide the following information:
1. Sale Deed or Registration Deed Number: eAasthi obtains this electronically from KAVERI (Online Real Estate Registration System).
2. Encumbrance Certificate (EC): This must be from April 1, 2004 to date. Citizens will have to enter their EC number and the eAasthi will be retrieved electronically from KAVERI.
3. Property Tax 10-Digit Application Number: This number is also obtained electronically.
4. Owner’s Aadhaar eKYC.
5. BESCOM 10-digit number: This is obtained electronically.
6. GPS property location and property photos.
7. Supporting documents for A Khata: Citizens can declare that they do not have these documents, but the final eKhata will still be issued.
Once the above details are entered electronically, the software will verify all documents and automatically issue the final eKhata, state officials said. If the information entered is incomplete, does not match the BBMP records, or the issuance of the final eKhata is challenged, the citizen should meet the Jurisdictional Assistant Revenue Officer (ARO) . The system is designed to be transparent and controlled by the people.
BBMP Commissioner Tushar Girinath said: “Due to the large-scale nature of the rollout, this is a pilot launch and all learnings will be incorporated as appropriate. We appreciate your cooperation in helping BBMP serve our customers.”
Key features of the system include a seven-day objection period during which citizens can object to the issuance of the final eKhata if discrepancies are found in the draft eKhata. These appeals will be reviewed by the jurisdiction’s ARO on their merits to ensure a fair process. Once the objection period ends without any objections being filed, a final eKhata will be issued.
