Glossary
MG – Modified gross amount. Indicates that the costs of operating the property (such as taxes, insurance, and maintenance) are included in the lease price. Tenants will be responsible for paying their own utility bills, including, in some cases, utility bills.
NNN – triple net. Operating costs are not included in the lease price and are to be paid separately by the tenant. These are often referred to as CAM (Common Area Maintenance) fees and taxes and are expressed in $/sf. Tenants are also responsible for utility costs.
Gross – Gross means all costs, including utilities, are included in the lease price. Tenants are responsible for telephone and internet access, as well as interior design.
