It’s almost that time! The leaves are starting to turn, kids are going back to school, and the fall real estate market is in full swing. There are only three months left until the end of the year, so if you want to close a few more deals and fill your pipeline for the spring, now is the time to act.
We’ve put together our top Halloween real estate marketing ideas for a fun way to spice up your lead generation and stand out from your competitors. These Halloween real estate marketing ideas can be used by individual real estate agents, teams, and even brokerages. And don’t be afraid to get a little cheesy or corny. Keep it light and playful.
Pumpkin spice and real estate advice
Host a social gathering at your local Starbucks or indie coffee shop. Invite all your current leads, referral partners, and friends to stop by and enjoy PSL with you (and be sure to pick up the tab).
Don’t forget the adult drinks
Offering cold beer or spiked hot chocolate (weather permitting) will help the neighborhood kids and adults trick-or-treating remember you. “More boos, please!” they would demand. (See what I mean by corny??). Make sure no one is driving after that. You can also mix up some wicked seasonal drinks (before or on Halloween night) for any Halloween event you choose from this list.
Host a trunk-or-treat event
I really liked this idea as a fun real estate office marketing event to pitch to the entire brokerage community. All agents can invite friends and clients to attend in person in their office parking lot. Costumes and candy will be provided from every trunk, and kids will be able to circulate in a safe environment (assuming the parking lot is closed and there is no traffic).
Host an escape room party for your clients or friends
One year I did this for some VIP clients and it was a huge hit. Everyone loved it. It was very easy to plan and people talked about it for months afterward.
Plan an unforgettable open house
Decorate with spooky-themed decorations, dim the lights, and play your favorite Halloween Spotify playlist (don’t forget to bring your portable speakers).
Host a spine-chilling movie marathon
You can also plan a spooky movie night in a traditional theater (if you can find someone to collaborate with you) or in your media room. Many luxury apartment complexes have media rooms available for rent. Find a friend who lives there and ask if you can use their space. If you live in a warm place, you can also rent a portable screen and projector and host a scary movie marathon outdoors.
Hold a door or balcony decoration contest
If you live in a high-rise apartment or high-rise condominium, we recommend holding a door and balcony decoration contest for everyone in the building. If you are friendly with the organizers, you may want to enlist their help in getting the word out and promoting your event. This is a great way to meet your neighbors and have them remember you as a fun, family-friendly agent when they’re looking for their next move.
Host a Howl-O-Ween Pet Event
Prepare Tusk’s delicious dog treats and host a dress-up party for your dog. This can also be turned into a contest where the best dressed pet wins a prize. You can order a branded poop bag holder with your logo on it (because let’s be honest, dog owners will see it every day).
Host a neighborhood Halloween pumpkin carving contest
Get people talking about pumpkins by organizing a community event where everyone carves pumpkins together (in your driveway, at a local park, or in a rented space). Collect prizes from local businesses that want to get noticed in your neighborhood. Pumpkin carving contests require a little planning, but they’re a great way to gain followers and engagement on social media. Alternatively, have your friends and followers carve jack-o-lanterns at home and tag you on social media. The best sculpture will receive a prize and will be announced on IG or Facebook. You can also use polls and give prizes to the photos with the most likes.
Hang Halloween-themed door hangers around your neighborhood or farm
Be sure to use a specific call to action and use fun and catchy phrases (feel free to borrow from this article). Be “truly chilling” and provide plenty of “thrills and chills.” See what we did there? I’m sure your neighbors will notice too. Be sure to let them know that you can help them find their new home, like their first love. Hang door hangers around your neighborhood or wider estate farm area.
Distribute branded sweets to your neighbors
No tricks, just treats! Here are two of our favorite Halloween real estate marketing ideas that are super simple but memorable for neighborhood parents. That means ordering and handing out branded candy (I love M&Ms customized with branded colors). Or, if you don’t have time, buy regular fun-sized candies in bulk, place a few in small clear cellophane bags, and tie a business card to each bag with orange and black ribbon.
Rent a food truck for trick-or-treating
If you have a lot of foot traffic on your doorstep, you can create a big buzz in the neighborhood by serving real food to kids (and parents) on Halloween night. Many food truck owners will be thrilled to be able to park their truck in their driveway and sell tacos in their neighborhood. However, be sure to check the permit requirements. If your budget allows, you can also host a food truck for an hour or two. Either way, be sure to hand out your business cards to grateful parents in your neighborhood (bonus: they won’t have to cook dinner). Promote your food truck event in advance using social media, postcards, door hangers, and more. You’ll make a big splash and your neighbors will remember you.
Hand out Pop-Buy tags with swag to adult trick-or-treaters.
Everyone loves free stuff, but be sure to include something your neighbors will appreciate, along with pop-buy tags and business cards. Some suggestions: Full-sized candy bars or branded merchandise (but only if it’s really unique and cool). Think tape measures, bottle openers, and sunglasses. Your Halloween-themed pop-buy card should include your contact information and clearly identify you as a local real estate agent (and local professional).
Host a fun face painting party.
Before trick-or-treaters head out for the night, consider inviting a local artist to draw the faces of all the neighborhood kids. You should promote this on social media, email, door knocking, etc. It may save parents the trouble of planning costumes. While the children are having fun, there is also an opportunity to talk with parents. What’s more, it’s an extremely Instagrammable event. Trust us…the parents in your neighborhood will remember (with gratitude) that they accepted you.
Make the most of these Halloween real estate marketing ideas to create new opportunities to meet your neighbors and build new relationships over the next month. Real estate is a relationship business, and the more we get out into the community, the more business we can find.
Happy Halloween! 🎃🧟♀️🕷️
